Maintenance Technicians perform routine upkeep to ensure communities remain safe and functional, allowing 30,000 families to enjoy well-maintained resorts and homes. They handle physical integrity tasks, including cleaning grounds, facilities, streets, amenities, equipment, and utility systems. Technicians address immediate repairs and preventative measures to maintain a clean living environment for residents, staff, and visitors. This role fixes issues like safety hazards and supports property investments.

Technicians coordinate with supervisors and team members to prioritize tasks daily, such as painting, electrical repairs, and maintaining grounds through mowing and weeding. They perform preventative maintenance on equipment at the community level, clean and inspect clubhouse, basketball courts, swimming pools, and maintenance garage to ensure good condition. Workers use hand tools, power equipment, and commercial machinery for tasks like minor repairs to utility systems and streets. They follow safety procedures, operate in safe ways, and sometimes assist with housekeeping, pool maintenance, or distribution of notices. A key challenge involves working independently or in teams while staying available for after-hours emergencies. Technicians also pick up trash debris during duties and complete inspections with scores of 95%-100% to maintain standards.

The position offers medical, dental, and vision insurance along with employer-paid life insurance. Responsibilities

  • Perform routine and preventative maintenance to maintain the physical integrity of the community
  • Insure a clean and well maintained living environment for residents, visitors, and staff
  • Picking up any trash/debris observed on the property while performing normal duties
  • Protect the investment of the property owner by anticipating, identifying, and correcting any issues regarding safety, hazardous conditions or maintenance needs in the community
  • Coordinate with the Maintenance Supervisor and team to prioritize tasks throughout the day
  • Ensure upkeep of community appearance by replacing lightbulbs, removing trash and litter, painting, and performing repairs
  • Assist with groundskeeping, pool maintenance, housekeeping, distribution of notices, inspections, and other tasks as needed
  • Perform preventative maintenance on equipment within the community
  • Complete minor repairs to utility systems and streets as needed
  • Maintain grounds and landscaping to community standards (mowing and weeding as needed)
  • Perform duties in a safe manner, adhering to all safety procedures and properly using safety equipment
  • Inspect, clean and repair facilities and amenities which include clubhouse, basketball courts, swimming pools, and maintenance garage to ensure they are in good condition
  • Conduct property quarterly inspections with a consistent score of 95%-100%
  • Complete daily checklists detailing maintenance tasks completed
  • Compile quarterly reports outlining projects executed
  • Complete daily checklists detailing work orders executed by maintenance staff
  • Compile comprehensive quarterly reports detailing completed projects, analyzing data trends, and providing insights to inform decision-making

Requirements

  • High School diploma or GED
  • Knowledge of general maintenance techniques and repair work
  • General knowledge of plumbing, electrical, and grounds maintenance
  • Proficient skills in operating hand tools, power equipment, and commercial machinery
  • Ability to provide legible written reports
  • Ability to work independently as well as a team
  • Ability to multitask, stay organized, and meet deadlines
  • Ability to work on-call and be available for after-hours emergencies
  • Valid driver’s license and good driving record
  • Proven track record of completing daily checklists detailing work orders
  • Demonstrated ability to conduct property quarterly inspections with a consistent score of 95%-100%
  • Skilled in completing daily and weekly checklists detailing maintenance tasks completed, as well as quarterly reports outlining projects executed
  • Capable of compiling comprehensive quarterly reports detailing completed projects
