This position oversees technical services, engineering, and energy services for US properties, ensuring operational effectiveness across regions. It supports business colleagues by managing outsource providers to deliver services under specific contracts and statements of work. The role focuses on maintaining quality standards and risk mitigation in facility operations.
Citizens operates as a financial services company with a portfolio of properties. The role interfaces with outsource providers for engineering and energy services.
The director manages teams handling technical operations, including BMS control centers, incident support for facilities, and CMMS program enhancements. Responsibilities cover compliance to building codes, zoning, and permitting requirements using tools like Excel, Word, and PowerPoint. Interactions include working with senior leadership teams and outsource providers to develop customer-focused solutions. A key constraint involves maintaining 24/7 availability for operational risks.
The schedule requires 40+ hours per week on Monday through Friday with 24/7 availability. Travel occurs as needed. Candidates must hold a bachelor’s degree and a valid driver’s license. Opportunities include contributing to strategic maintenance plans and energy conservation measures.
Responsibilities
- Manage Engineering Services throughout the Real Estate Operations team, providing dependable and efficient service delivery to agreed quality standards
- Work closely with the outsource provider team to deliver against SLAs and develop customer focus solutions
- Contribute to the Senior Leadership Team to determine key operational strategy and Facilities initiatives
- Contribute to setting the direction for strategy, developing recognition and trust for the function within the property industry and business community
- Deliver all aspects of Engineering Services Technical Services and Energy Services through inhouse teams and contracted providers
- Lead a team for ongoing development of technical solutions across Real Estate Operations
- Provide strategic input into operational risk, maintenance, operations, and implementation of strategic maintenance models
- Manage Technical Operations of portfolio
- Ensure Technical Operations compliance to standards
- Handle Technical Operations risk management and mitigation
- Oversee BMS Control Center operations
- Provide Incident Management support of Facility Operations
- Enhance CMMS program for critical site portfolio
- Develop and manage 10-year strategic maintenance plan for critical site portfolio
- Manage supplier model for critical site portfolio
- Coordinate best practices and standards management
- Ensure compliance to standards for projects
- Coordinate MOPs & SOPs standards management
- Implement and manage Energy Services strategic plan
- Manage energy conservation measures and program
- Reduce consumption and costs of energy and water
- Manage energy and water data reporting and analytics
- Handle energy and water procurement
- Promote best practice in energy efficiency standards across the portfolio
Requirements
- 4 or more years experience managing multiple employees
- Minimum 7 years hands-on facility management experience
- Some project management experience and/or business management within a large corporate environment
- Working knowledge of site infrastructure and building systems
- Knowledge of zoning, construction permitting, federal, state and local building codes
- Excellent customer service skills
- Proven communication skills both written and verbal
- Demonstrated follow-up skills
- Proven track record to work independently and prioritize multiple tasks
- Computer software proficiency with Microsoft Office Suite - specifically Excel, Word, PowerPoint
- Ability to travel as the need arises
- Bachelor’s Degree or Master’s Degree
- Valid Driver’s License
